There are several communities located just across the Cape Fear River in Brunswick County, and many homeowners have discovered the benefits of being very near downtown Wilmington but with a bit more space to roam.
Brunswick Forest, a 4,500-acre master-planned golf and residential community, is the fastest growing community in this area with more than 700 homes sold (as of the date this is written) thus far. Located on Town Creek near Leland, Brunswick Forest is about 10 minutes from downtown Wilmington on US Highway 17 South.
A number of distinctive neighborhoods include single-family home sites, custom homes, town homes and cottages, all designed to offer a wide range of architectural and lifestyle choices. Home sites range from $100,000 with homes from the mid-$200,000. Visitors can choose from among myriad model homes that are open for inspection and many of the models are easily customized. There is an extensive custom home building program as well.
Brunswick Forest’s residents now enjoy the first 18 holes of a planned 27-hole championship golf complex known as Cape Fear National, which opened in the fall of 2009 to outstanding reviews. Both Golf Magazine and Golfweek recognized Cape Fear National in 2010 as one of the nation’s best new courses.
Other amenities include an 18,000 square foot Fitness & Wellness Center with tennis courts, indoor and outdoor pools and extensive fitness facilities, a River Club serving as the center for boating and fishing, the Community Commons with a gourmet kitchen for cooking demonstrations, a picnic area and a lake with fishing gazebo and more than 100 miles of paths and trail ways, parks and preserves. The Villages at Brunswick Forest, a 160-acre major commercial center with shops, dining, entertainment and medical and professional offices, is located at the community’s entrance.
Magnolia Greens Golf Plantation is a thriving community located in Leland with acres of conservation areas studded with ponds and lakes. Magnolia Greens is built around a championship 27-hole golf course that received a 4 1/2 star rating from Golf Digest, the only golf course in the area with that rating.
The community contains a huge 8,000 square foot recreation center with all type of fitness equipment and aerobic and cardio rooms where a variety of classes are offered. There are two outdoor swimming pools, a covered grilling area and lighted tennis courts, among other features.
Home sites offer both water and golf course views. Everything from townhouses to patio homes to beautiful custom homes is available within Magnolia Greens.
At the entrance of Magnolia Greens is a retail and office complex where all types of shopping, dining and professional services are offered, including medical and dental offices, banking, insurance and salon and spa services.
Waterford of the Carolinas, in the Leland area on 575 acres, has a host of features and amenities almost too numerous to mention – but we’ll take a stab at it. Most of the 900 homes and home sites are located on the creeks, lakes and waterways within the community.
Scenic walking trails wind throughout the community, there are four lighted tennis courts and the lakes are large enough for small boat sailing, fishing, kayaking and rowing. The Amenities Center, or Homeowner’s Clubhouse, has a sports events lawn for outdoor activities and parties, fitness facility, media room and library and gathering area with kitchen for parties. The large, resort-style swimming pool and walk-up beach are connected with the Clubhouse by a poolside screened porch.
Waterford of the Carolinas does not have its own golf course but dozens of courses are within easy driving distance.
At the entrance to Waterford, the Village Shops include a comprehensive medical center, restaurants, bank, animal hospital, pharmacy, dentist and much, much more, all only about five minutes from Wilmington.
Four different communities comprise Windsor Park, another Leland area new housing development. From first-time home buyer to growing families and down-sizing retirees, builder Pyramid Homes has floor plans and price tags to suit.
Bristol Ridge is a perfect place to find modest two and three bedroom single family homes, with or without a garage. Windsor Pines features larger three-bedroom, two-bath homes with optional bonus rooms and garages. Pinecrest is another step up in size and quality of amenities. Bridgeport is a town home community with open floor plans and two bedrooms, each with private bath; homeowners’ association dues cover exterior building and grounds maintenance. Windsor Park home prices range from approximately $115,000 to $245,000.
Available to all residents are outdoor pool, clubhouse, large athletic field and a play scape for children. More than 18 acres are dedicated as common area green spaces with natural water features and scenic pathways.
The newest major development is Compass Pointe, a community set on 2,200 acres on the highest point in Brunswick County. The gated community will have a 27-hole golf course, an 18-hole putting course with two additional putting greens, two amenity centers, indoor and outdoor pools, tennis courts, a dog park, bike trails and a launch for canoes and kayaks.
Rick Robbins has designed the golf course in a style similar to what is found in Pinehurst, not to copy that area but because the topography and vegetation at Compass Pointe is like that of the sandhills region of North Carolina.
Compass Pointe is located ten miles from Historic Downtown Wilmington on Highway 74/76W. Village shops are planned and a number of lakes are scattered throughout the property.
Numerous housing options are offered, from villas and cottages priced in the low $200,000 to reserve patio homes from $277,000 to the jewel collection from $330,000. Those who choose to build custom homes are welcome to do so too.
Compass Pointe is an Audubon International Gold Signature Community. The developers have preserved more than 70 acres as a sanctuary for native plants and wildlife.
